Cash Flow, Income and Expense, Commercial Enhancements and various complex equity waterfalls and many factors requires reasoned professionals to "size" up.

With just that one property under my belt, the second acquisition felt so much more businesslike, more calculated -- and I was calm the whole way through.I will also never forget the feelings I had after closing that first deal.

Any advise/experience to share to calm my fears and panic would be appreciated.

It's just...the Universe, ah...he always seems to want out of the carrier or fuss when I need him to be quiet and calm so I can try to do business.

When you say 75/25 profit split, are you referring to waterfall cash flow above the 7%, or equity in the deal upon exit, both?

Some of the time however they will have a guy not put on an angle stop back on correctly during a rehab and leave for Disneyland*** so that you cannot reach them when your downstairs tenant calls you in a panic at 11PM on a Sunday night right after the ceiling collapsed in a big waterfall.
