What if one day the home owners association decided to not allow short term renting or possibly the state of HI passes laws banning short term renting (it's very controversial over here) and over night I go from a great cash flow rental to a rental thats in the red and possibly underwater if the bubble did pop.

There are a few townships that tried to ban it, but failed when the owner[s] took them all the way to the PA Commonwealth court, so PA state court so far are on the side of the home owners. 

The City banned decks on top of garages (although that ban has been lifted recently) I cannot see a scenario where they would let you have an apartment.

Many places allow double-lock deadbolts (key on both sides), but some locales ban them.

i know some people in DFW that have had some success but several cities here are trying or have already banned them.

Marijuana beyond your lease saying no smoking, is a banned substance so there is evidence of criminal actions. 

If you have CAC, then it was likely included in the advertisement for the property, that's a strong selling point.

I doubt you will be able to ban the use of grease inside your home, since grease is in many different foods.
