I would try to break up the darkness with some color or a lighter color skirting - a light stone would probably look pretty cool if you can handle the expense and work involved - if you can find something that brings together the dark brown of the house and bright green of the surrounding grass - something like a light green tint/yellow green - it would tie everything together.

I cannot imagine the nightmare of having to break up my quarterly water bill between 5 units and listening to the complaining of “I hear this one in the shower” “We don’t use this” and then being fortunate enough not to have had turn over within the quarterly billing.No thanks- it takes a little bit of time to look through past usage and go high and build it into my rent.Also, as mentioned, my units would be the only apartments in town charging for water... that is very unappealing.

House 2:House renting in the less desirable part of the city but still decent area, I got advice here to use trafficmaster allure (which I did buy, a little concerned about having a crawlspace and maybe that affecting the flooring), the house totally redone almost all new, the living room and kitchen have an open floor plan, and I really want to keep the same flooring for both so it looks and flows with the open floor plan BUT my friend which used to be a contractor is trying to convince me to go with tile in the kitchen, I like tile in a kitchen just feel this will break up the openess that the place has but maybe I'm thinking to much with my heart and not with my head, maybe tile is better under the circumstances.Last questions, if any michigan people know of an affordable, quality floor installer let me know.Thank you!

We have them give us a bid for the job and have them break up the bid into sections so we get an idea of their price for each section.

While I would agree that your proposed business practice looks like a great way to minimize your risks, I think you're going to have a real hard time finding contractors willing to adhere to that.If you're worried about getting taken, then buying the materials yourself is one of the better ways to mitigate the risk.But you're going to find very few contractors willing to start working without any payment up front - even if its for labor only.At some point, you really need to take a leap of faith when doing this.To me, the best way to mitigage risk is to break up rehab jobs into smaller pieces and pay as you go.
