I think great to give people a book to read to answer their questions.The truth is if you REALLY want to get involved in something get ready to LEARN.If you can't be bothered to read a book for a week, you're not ready to invest.

Why would someone with 10 mill even bother with anything just put 8 mill in the bank and earn about 400k, the other 2 mill buy your toys.

You can, but if there is one you don't like; then why bother putting an offer in on it and wasting everyone's time? 

So total they will get $5k that itself I think more than real work was done but I am not expert so I don’t bother until it doesn’t come to my pocket.

I’ve been doing that with a few market recently, I try to spend a week just online trying to figure out the different boundaries/different neighborhoods, what the dividing lines are, what type of housing stock is there (I only focus on post ww2 brick for instance) than figure what the yields are in these areas, and then decide if the yields are decent enough on risk adjusted basis to bother to invest.
