Should it be oil resistant or bleach resistant?

If I get a weird mung stain that doesn't come out, I just hit it with some straight bleach and good to go.

You'd think after $10,000 of free rent she could go buy a $3 bottle of bleach, but I guess that's asking too much.

Spray surfaces with bleach to kill any surface mold on the concrete or floor joists.

@Jack Orthman yeah I like to run bleach and hot water through the drain line every time I change a filter, don’t think a tenant is going to go through all that.

This may not bother you but it will when your apartment complex experiences a break-in nine months after the tenant leaves and bleach is poured all over the carpeting by a masked figure that knows exactly where your security cameras are.

Tiny mold can be removed with a water/bleach solution and a rag in 5 minutes.

Bleach and Kilz are now your best product.Demo could be $1000-$3500 or more. 

I am not adding any fees on the asking price.Details - House is in TN3 beds, with one bonus room downstairs with no windows4 baths4500 sqftroof around 15 yrs (pics have black mold, cleanable with bleach)AC units around same age, working but one needs 200 duct work and other needs new freon and leak fix.No foundation issuesBiggest concern imo would be the mold.Below are a few pics.

And No- bleach, vinegar, kilz, foggers, will properly remove mold from a building, it needs to be removed.
