Dogs that bark and run indoors with heavy wear and tear.Guest is heavy smoker and tenant is light smoker despite application saying tenants are NON-smoking.Their smoke gets into open doors and windows and adjacent unit occupants breathes second hand smoke.

@Jeremiah Lee ya that makes sense, a few trees, shrubs or succulent and draught tolerant plants, maybe some stones or rock and bark for low maintenance and make sure you put down a liner so you don’t have a bunch of weeds overgrowinf your property.
