100% Understand.........I had 750 Tenants living in my MF Bldg's..........There are absolutely ways to get off the SFH treadmill, trading those assets in one shot and stepping into low-risk, single-tenant, 10+ year leased properties, backed by Nat'l Credit Tenants like FedEx, Amazon, UPS, and other solid companiesLooking for a better strategy, I combined my banking, real estate & Renewable Energy experience to develop the "Energized Real Estate" model. 

So the value prop is to simply shot gun as many marketing peices as you can afford and then offer 10 to 30 cents on the dollar and wait for takers.. then once you close resell right away.then there are infill lots through out the US in areas that are actually seeing new builds on infill .. infill lots in areas that have zero new construction are basically worthless.. think major rust belt cities were resale values are 100 to 125 a foot or less..

There are many positives about Trenton, but as I always say to my rental landlords, everyone needs a place to live, so if you are willing to take the unknowns and nervous willies, then take a shot.

If one has to take care of other family members, then that adds another level of stress and complexity.If someone is on their own and wants to gamble, sure, some will take a shot.

Just to have a surveyor add a driveway and its spot shots to a site plan is taking over 3 weeks. 

It takes a long time to build a portfolio and a reputation to the point where you can call the shots. 

Take screen shots of the documents before you sign so you have the information to follow up on.

The headaches you get from a bad section 8 tenant can outweigh the benefits by a long shot.

I find it easier to go to a bank and get the funding in one shot
