At this point, businesses are doing well with many new contracts and the port improvements (if that actually happens and isn’t just an election year promise)Our long terms have also been mostly on auto pilot, but our STR has performed well since launching mid-July.  

What will be your finance mechanism?  

Many of these make more profit on a bottle of soda than on 10 gallons of gas.The other model is Gas + auto repair / inspection / sales.

It used to be included on a lot of our auto insurance policies but many companies have gone away with it to keep costs down.

This includes medical malpractice and auto accidents, both of which are significantly higher than what you would see with a landlord slip-and-fall or mold injury claim.3.

. $30K should be more than enough for fresh paint and flooring and some other odds and ends, but if you need dry wall, cabinets, countertops, mechanicals etc it could get much pricier. 

Just like auto insurance, it isn't to buy you a brand new car, it is to fix yours or give you the value of the car as of the date of loss.

Meaning, for it to function properly the Heloc needs to have a checking account with an auto sweep to the Heloc as well as the reverse, when the checking calls for funds it can reach out to the Heloc for coverage.
