I would recommend knocking out all the paperwork Because each bank and underwriter are different, you want to get all these little annoying things out of the way upfront.

Not only was it annoying with trivial tenant requests and constantly resetting expectations, but it limited my options.Also, this points to mistakes I made around poor tenant screening and rushing to get a tenant placed.

I had seen the solicitation from the VA and was annoyed by that when I was responding to you...  :-)

(I did have a nosy nieghbor that did that it was annoying but I tolerated her for obvious reasons).

You want to watch out for obsolete things or annoying things that people don't want.

Its not much for either of us, but I'm wondering if doing that allows me to see what kind of people these are- whether they're flexible and motivated, or if they get angry/annoyed. 

Dealing with the crime and annoyances that would come with living in these types of neighborhoods just isn't worth it.Instead I would do as someone else suggested and purchase a decent sized 3-4 bedroom SFR in Mesa, and rent out the other rooms. 

I was getting annoyed because none of my questions were being answered to my liking and I was learning absolutely nothing.

There was also a water line for a refrigerator..... maybe someone forgot this is a 469 sq ft tiny house and fancy pants fridges with on demand water and ice take up precious floor space (and if they don't they are frigging expensive).Slightly annoyed, but still impressed.Then I swung by a week later.

It can get annoying.
