Hi All, We have been self managing for over 20 years in SFH's, mostly in FL  and have been confronted with a number of tenant applicants who have assistance or therapy animals recently.

I know that sometimes animals (and people) can snap without warning and if that were to happen I don't want to suddenly be responsible for thousands of dollars of medical bills. 

Use rules as guidelines but remember Denmark is a different animal in regards to supply of houses, demand and a multitude of other factors.

I have an animal.

Namely, what would happen if one resident had a severe allergy to animal dander and a second resident requested an ESA for their disability.The solution is that the first resident needs to request a Fair Housing accommodation for their allergies to live in animal-free housing. 

Sometimes it will be all you have in the face of things as cruel as finding out that they left their animals behind without food or water when they skipped out, or as malicious as lying about you to everyone in the neighborhood for months, or as painful as discovering that yes, you do need to spring for four thousand bucks of unexpected expenses in January to change out the furnace that went bad at just exactly the wrong time.

Short term vacation rentals is a different animal from what I’m learning.I suggest taking the plunge and renting it out.

Sounds good, is the reverse exchange akin to an EAT or an entirely different animal?

Different animal and different approach.
