Did you under or over estimate vacancies?

From what we can find, houses with piers in the neighborhood have largely had to go very deep (90-120 ft), so estimates from local foundation contractors are ranging from 70-130k.  

With this, I would like to implement the BRRR strategy but am having trouble estimating rehab costs.If anybody could help, or connect me with someone that could, I would greatly appreciate it.Thank you all and happy hunting.

Each time the response was “Unfortunately I cannot provide an exact estimate at this time for the date of completion”.

When you think about it, only the flipper will know the expenses (not generally public record) so analysts or data aggregators can only go off publically available data.

Overall projections are not far off from estimates.  

. $38,000 would be amazing to get that, but of course, those are estimates and if it works out well. 

If you are able to lock up deals and you mess up the repair estimate (like most wholesalers), no one is going to buy it and you will be buying too high.
