If they cannot afford to live there, they can't afford to stay there. 

But if you can't afford a professional?

It's got everything to do with people just not be able to afford it, even if they wanted to.

One thing that I find frustrating is categorizing same year capital deductions (e.g. furniture that is able to be deducted in the same year due to 179).  

But it's rapid price growth and sales activity could indicate a more volatile market, with the potential for corrections if demand slows as affordability becomes an issue.

@Adam Luepke Yes, there are plenty of more affordable rental opportunities in MO.

I also looked at the $401K loan as icing on the cake because I could afford to take the hit on my biweekly paycheck and besides if I wasn't paying back the loan I would be using the cash to invest in real estate anyways. 

I want to raise rent, but 700 bucks is not affordable for the tenant.
