Hey so I just closed on a property in Polk County FL my mortgage is $1535 average rent in the area is $1500–1800 I have a freshly renovated house with 3b 2 ba 966 sqft I listed it on the higher side since it’s remodeled for $2100 I only had one person reach out to me and they were telling me the price is to high and I have not had any applicants I just paid for advertising on Zillow today and I posted the property yesterday I cover water and the property comes with washer and dryer hooks, loose pet policy and there is a laundry mat directly behind it.

The basic plan would be to use their services to do the leg work (Advertising, Booking, and managing the event) and then our property would be the location and accommodations.

I’m a first time investor and eager to just connect and hear about how you got started.Background: full time remote employee in the advertising industry.

Rentals are slow across the board but only advertising on the MLS is unacceptable.

Under the rental section it doesn't make any distinctions re: advertising, but it does under mortgage lending and mentions rental housing.

If their friends need something a place they will let them know first and then advertise. 

Speaking with one of our attorneys she mentioned the largest area of defaults she has seen is in SS space as it got over saturated in some markets and rent appreciation has not been as advertised.

When it comes to advertising RE for sale what agent is going to run an add hey this home is a 3 and 2 and really a poor investment ???

I don't have any personal experience trying to collect yet (though my mgmt companies are supposedly working with collections companies), but I can provide a name of a company who just advertised at one of our local REIAs.
