I would start by finding areas you actually WANT to live and go from there.Picking a place to call home simply because it has a real estate market that you feel will fit your goals is a great way to end up miserable. 

Additionally if you are deeding the property you live in to an LLC you may lose the homestead exemption which could actually increase your taxes. 

You’d be shocked by how little actual screening many PMC’s do!

We mostly buy off market now but I remember that is actually how I started investing, by flipping foreclosures. 

So people argue a) whether it is actually required and b) what are the consequences if you do not file. 

I had a client who actually decided to pursue converting the house to a boarding house to avoid any problems in the future.

For instance, the area closest to Disney is actually less saturated and has many homes that can be renovated to a high standard and will book well.A bit further from Disney, in newer communities such as Solara, Windsor at Westside, Windsor Island and others, you can find deals in this market.

You'll find that rental property investing isn't scary at all and a great property manager can actually save you more money than they will cost!

If they actually use a reputable title company I'd do it but if not, I won't trust them.

But I think any experienced investor would agree that if you aren't doing value-add when it comes to real estate investing, you aren't actually investing.
