Kind of a misnomer since you aren't really "refinancing" any previous loan, but new debt on a previously owned property that was owned free and clear will still have "refinance" terminology label.Correct on not needing to see a history of rental income - just forward-looking, there will be some variance among lenders and situations though whether the refinance can occur only after the lease has begun or if they will allow the refinance with just a signed agreement but not yet commenced (i.e. if the tenant signed an agreement today 9/10/2024 for a lease starting 10/1/2024)

After analyzing the local Mercer County market I've noticed there are not that many MFH that are desirable meaning cash flow can occur, but appreciation, schools and good tenants will be at risk.
