My town has a population of about 35k with a wal mart, a mall with a movie theater, and some major stores.

It really depends on you the buyer and what your tolerance is for theater and how desperate you are to make this deal.

Plus greater density puts residents closer to restaurants, theater, clubs, banks, and grocery stores.

These areas have more of an urban feel and come with a lot of things you'd expect from a city (plethora of restaurant options, nightlife, colleges, zoos, theater, etc).
