Ok, I'm currently dealing with a real estate agent in Ashburn,Va but she has never dealt with a wholesaler before.

My property in St Mary's County or West Va not so much.

I reside in the Hampton road areas of Virginia and I would really like a mentor to help baby step walk me through the process. 

We are still working on connectivity for VA utilities. 

Is the current loan a USDA,VA or FHA? 

Curious if investors are seeing an increase in demand in the Hampton Roads area. Seems like days on market is going down but inventory is trending slightly upward. What are you all seeing?

Moneywise, one may spend $5000 in marketing (posting ads, buying lists, paying VA to male cold calls and etc.) before one closes a deal.

You mention market appreciation is good for a $100k home - throw away the last four years and what was the appreciation from 2012-2019 - that is what you should be looking at.I saw this with people in shenandoah va raving about how appreciation is awsome etc (during covid) - of course it was everywhere was appreciating, but now that we are back to a more normal economy -- I would not look at the past few years appreciation and look back to prior to see if it truly is an appreciating area.

Im looking into co-buying SFH and other undivided RE and am curious if anyone's ever heard of a lender doing partial assumable loans (FHA/VA/traditional conforming/etc) for home mortgages?

Not a lot of people know this, but two veterans can actually merge their VA entitlements and purchase up to a 6 unit with a 0 down VA loan which is cool.
