I didn't see any requirement for compensation in this regard, so I don't think I technically owe her anything, but offered $50 for the inconvenience, since it was longer than she initially was ok with.

It usually starts with a notice being posted, so get that done asap to 'start the clock'.Keep in mind you should receive their security deposit as a transfer from the previous landlord as a part of closing, so that will at least compensate you somewhat for the lost income if they haven't trashed the place and such.One other set of questions would be - do you want them to leave?

When I had my property management company (and the people I sold it to and manage my properties continued it) the policy was late fees are split 50/50, which I think is the ideal scenario.My rational was it takes more time and effort as a PM to collect when a person isn't paying, and at the same time the owners might not receive the rent when they should, so 50/50 compensated us both.
