This usually does the trick for me.

Scammers and they’ll use all kind of lies and tricks to not pay you specifically if you have damage done by the tenant to your property 

I think part of the trick is knowing how sturdy your limb is that you're out on and knowing when to stand pat.

3 months of rent receipt from 7 out of 7 should do the trick if you want max leverage, 5 out of 7 would probably do the trick for low LTV as long as one of those 5 is the big unit.
