Now cats are a hard no to me due to the odors they cause. 

Being dirty is a huge issue because it is disturbing the other tenants due to the odors.

Hey @Theodore Stettler - it boils down to what you feel is right for you.

My property manager let me know that in order to convert that to a non-smoking unit I would want to go through and update most, if not all, of the surfaces (new carpet, paint, etc.)The odor is not overbearing but certainly something that will need to be dealt with.

Theodore congrats on the success so far, those are some incredible a results by any standard, I'm sure it's only going to get better when you go full time.

Make sure the area is dry before doing any repainting or reconstruction.If the odor comes from the carpet, first, fix the humidity issue that causes the musty odor.

@Theodore Arzt, I screen the same way for a section 8 tenant.

Last tenant cooked some amazing Indian food but with the spices etc the new tenant is concerned the odor may still be prevalent when they move in.
