Since you have me on a rant now: the Great Lakes region is considered a climate heaven: our winters are getting milder, our summers are awesome, we have not hurricanes, fires, earthquakes or other recurring disasters.

Much of the great lakes region has almost no new builds over the past 15-20 years (in part due to stagnant or declining populations.

PS- By Joseph's map my territory includes Central NY, the Southern Tier, and the Finger Lakes.

Hi Sylvia,I’m seeing vacant lots within HOAs like The Hideout, Indian Rocks, and Lake Wallenpaupack estates that have high margins and researching the area, I found at least a couple similar lots in the same area selling for %200 profit on the low side. 

I'm a native of Saranac Lake (10 min. from Lake Placid) and have watched the STR market continue to climb.
