It worked fine for basics, and I even did some barely passable permit drawings on it, but it is by no means pro-quality.  

Ive seen so many investors leverage themselves to the max and be barely successful.

We removed 4 walks (including load baring), installed 2 walls, added half bath, replaced all plumbing and electrical, added new eye brow porch, painted full exterior (changed color), replaced all flooring, new bathroom and kitchen layout with everything replaced (shower, cabinets/vanity, counter, appliances, etc), stocked with new furniture, added mini split, removed gas/wood fireplace and added a new electrical fireplace, and placed initial STR tenant in 2 months and 1 week.  

By subdividing, this would barely affect my current property value for the home.how should I approach speaking to the mortgage company about this and what are my potential options.Thank you to anyone who has any experience on this topic. 

Most were from people who could barely put a sentence together and listing their whole life sob story.

You can barely tell if the lines aren’t perfect.

I have a tractor and have successfully fed wildlife before doing this.However, there is not a lot of margin to make a profit as I see bare land selling actively in MLS listings for $2-4k more than what it will cost me to buy the tax sale and do a quiet title search (likely $3k apiece). 

I expect the cash flow to be barely negative/breakeven initially, and then sustainably positive by year 3, and then slowing climbing positive from there.

We are barely making it on my husband's factory job.

Please think about this between now and then; bare bones, you need some education and access to tolls (assessor data and bulk mail printing) to but property right.
