@Kyle McVay I self-managed my first 5 units and then transferred all new units to a PM.

For water and sewer for a duplex I am around $70 a unit. 

Than learn with that safety net until your ready to take things back over to self-manage again. 

We are hoping spring brings more interest to fill our rent ready units.

I wasn't really certain of specific desirable spots nor the typical market rents and such for various units.
