Hey everyone,I’ve been diving into San Antonio’s STR regulations to get a clearer picture of how friendly the market is for short-term rentals.

Are vacant properties in Texas a better investment compared to other property types, considering factors like acquisition costs, demand, potential appreciation, and holding expenses?

Ashley, if you are still a naval spouse, I would suggest the next time you are relocated that you consider buying a house via a VA loan wherever you end up stationed (excluding San Diego because it is too expensive) and do this every time you move. 

Not including septic of course because that;s an easier run.I would do a sewer scope even if just to know if/where there were branch lines or moderate blockages.....or even the bellies.

Start small and consider areas like Georgetown, San Marcos, or San Antonio for more affordable opportunities and long-term success.

I know I will not obtain this rent to price ratio this year on my San Diego STRs.   

In San Antonio, our median price is around $290k, and investors right now tend to buy below the median of the market unless they're buying multi-family, so those would be tight numbers here.
