i feel like RE is one of the best examples of the exponential growth or delayed gratification. the small things we do and the connections we make during our real estate journey seem so insignificant at the time. but it only takes 1 opportunity or one phone call to launch us to the next opportunity and then everything starts to build on itself.

Michael,Maybe you could hire two, see how they do, then give All to the one that meets your expectations, is efficient and returns phone calls

I've tried getting in touch with him today but he blocked my phone number (my texts don't deliver and my call goes right to voicemail.

I don't want to be fielding phone calls all day, everyday like last time around.

There are phone apps that help with that. 

@Nicholas Aiola So is it true that to take the new Section 199A 20% deduction for rental activity that we need to keep a detailed log of all of our time (time, date, what we did, who did it, Emails, phone calls, etc) showing that we meed the 250 hour requirement? 

Some of my clients in this scenario literally just pick-up the phone, tell the seller of their specific property they are interested and they are well qualified, and see if there is some kind of fit.
