Here are a few lessons I learned during the renovation, many of which stemmed from the age of the house and unexpected hidden damages:1.Damaged Plumbing: Several plumbing pipes were ruptured or severely damaged, requiring replacement.2.Termite Infestation: I discovered termites, which led to additional costs for treatment and repairs.3.Rotted Wood: Significant sections of wood in the structure were rotted and had to be replaced.4.Lack of Insulation: There was no insulation in the att Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

.- The bathroom flooring was covered in mold and needed to be replaced.- The kitchen sink was unsecured and fell into the kitchen cabinet.- My insurance was cancelled until I fixed roof issues.- Debris littered the recently occupied unit, the basement, and all over the back yard.As mentioned, we had an initial video walk through before the contract to purchase.

I have now replaced my old corporate job income and expect to make over $70k cashflow off of my 31 unit portfolio while also having the time I want to be able to enjoy sailing, camping, hiking, and hunting.

Horror story #2: while selling off one of the Class C Indianapolis properties, buyer asked me to pay replace the sewer line before closing... absolutely not...here's a partial credit (check to written out to contractor from closing proceeds so buyers don't pocket the money) 

The licensed versions sold at big box stores are not the same quality and break down quickly and rarely have replacement parts.

There is another argument to do the 1031 and purchase multiple replacements with cash. 

Do you know the manger said they replace the whole accounting department that's why the redemption being deplay.

I make a decent income in a corporate type job and have an end goal of someday replacing that.
