Interestingly, I saw a paid ad for their inner circle training program on my FB feed just yesterday.

We hired and paid an appraisal co to come out on a Saturday so lender would have it on Monday.

We already paid them a pretty sizeable entry fee ($30k) to cover some of their equity and debt in another project.

  $1,500 down and $900 balance to be paid monthly ($75/mo). 

So same thing I paid my monthly payment to my bank and kept the rest.

some hype but also a lot of good information.also remember: seller finance of a paid off asset, lower risk. 

Far more than most real estate acitivies and much quicker think about it.. you sell the same info over and over and get paid instantly you have no roofs to fix no tenants to manage etc etc.. you do have reputation management of course.

You should work with a Qualified Intermediary that is going to focus on administering the 1031 Exchange and not trying to get paid on the back end. 

And that BNB that just got 40% of their investment back is now competing with you, the small investor with a single condo that you paid full price for with no tax benefit.
