Hello @Brian Silvia I'm in the PG county area and am starting REI path as well. 

Getting around this cap will require you to refinance the homes in a portfolio loan or another option would be to offload 1 partner off of the loans through refinancing, thus freeing up some slots for that partner.

Not sure if that’s a metaphor or not but will read it in its PG form.

This is in PG county, MD. even if I find a GC (which I am struggling to, there is the issue of overseeing the works to ensure competent delivery of agreed work.

Up until about a decade ago, once you filled up the Fannie/Freddie slots, there wasn't much of a choice if you wanted to continue to expand; you had to go commercial.
