Train is huge! 

I focused on construction to permanent loans on site built, manufactured, and modular homes.

I do have a property manager on-site to address any concerns my tenants have. 

This train is going to crash and there is going to be blood in the streets.

@Mic Salvador,Doing BRRRR out of state is going to be pretty tough, unless you’re willing to move there and live on-site for the duration of the rehab and leasing process.I run a turnkey operation out in Alabama and I saw that @Min Zhang already recommended turnkey as a possible alternative—have you given that any thought?

I have recently been considering this same train of thought. 

Train the tenants as to what merits a phone call and what doesn't. 

I would ask what their commission percentage is, how much training they provide, if they require you to be in the office, and how much their agents make on average. 

I also have no formal training in bookkeeping and don't want to spend the cash to hire one.

And please keep updates here of the train wreck of it all.
