I just wanted to add that on occasion I've been able to get some things done (out of the country) at a local military base.

I have on several occasions had a seller tell me to make an offer before they would provide me with the actual financials.

On other occasions I have seen that she will buy 5 filters at a time and keep them near the furnace so I believe she is good about changing the filters.

I have been approached on occasion to pick up a property this way or the second lender has asked me to help find a buyer.

I have rented to section 8 tenants on 3 different occasions and have no complaints.

But I think that's along the same lines as a blind squirrel finding a nut on occasion.

On many occasions I have tried to slow down my real estate investing business so that I can really enjoy life and basically do nothing.

They are relaying information over as you get it to them, and unfortunately it seems all ther pertinant information gets lost in translation.On some occasions I have been able to figure out who the investor is and make direct contact, this often has a very positive result, but is a painful, arduous task (biggest issue if you figure out who it is will be getting the proper authorizations, works better with smaller banks and hard money lenders)

We also offered options on one occasion (one campaign) to out of state owners.

Also it keeps all of my contacts for me, reminds me about birthdays and occasions in addition to being able to send gifts if I choose.
