Hey guys, My new tenant moved in last month and before she had even moved in her things, she had painted two of the bedrooms as well as the baseboards and door frames white (the rest of the house is light oak).

I think one issue can be people moving in from other places and maybe even locally probably never search on River Oaks, so that can hurt you some. 

Has anyone had experience with Oak Tree Properties out of Little Rock?

One of the dirty little secrets of this business is that a really good 4x24 belt sander, a random orbit sander, and an oscillating tool with a sanding pad offer are slower tools to work with, but they offer a lot more control over how much you take an original oak strip floor down on refinishing jobs.

Just came across this and thought Id' mention that @Jeffrey Isenberg and his multifamily investment group just started a great meetup in Sherman Oaks.  

That way he knows you're calling his bluff but giving him one chance to move out, get some guaranteed money, and protect his reputation.
