My partner and I just bought our first property, a lovely duplex that we have been house hacking to save money and dip our toes into the RA investing waters. 

I think she just got a little sensitive that folks got on and did not just come back with the BP RA RA RA. 

Plus most urban cities and suburban municipalities require a PE or RA for alterations, additions and changes in use/occupancy/egress/zoning.

If in an RA or RF zone, COO is always required.If you don't have an ADU and rent the whole home out w/o living in it, you need the registrations above including a COO (cert of occupancy).

Also, do not get lost in all the RA RA typical corny Realtor stuff.  

I'm 100% comfortable with an extra 200$ setup fee and ~150$ / year for annual filing+RA to ensure casual internet search doesn't turn up my name / address on the title to the rental properties.
