if unit A rents for $1.2k but piti is $3k, you are covering $1.8k of piti, $400/unit maintenance/cap ex, 5% vacancy, 8-10% PM, various misc costs (umbrella policy, bookkeeping, office supplies, etc).  

I would recommend you get a strong team around you, a good realtor (mine helps me with things sometimes regarding property I currently own), a good attorney, an accountant, a bookkeeper, and a property manager.

With 4 properties, a great bookkeeper will go a long way for a couple hundred dollars per month. 

Basically, they name everyone because they’re hoping and counting on the fact that people set up their own LLCs and didn’t adhere to basic entity maintenance and kept things separate (like bookkeeping and separate bank accounts).
