As I dive into all the different paths I can take (single family vs multi-family, short term vs long term, cash flow vs appreciation, local vs out of state, etc..) my mind is scrambling and I've ended up doing nothing at all.I'm looking to join a mastermind that meets consistently and can really motivate one another to take our businesses to the next level. 

What I have taken away from past BOCons is a burst of motivation

Here's an example:Buy: Find a distressed property selling below market value, often through motivated sellers, auctions, or foreclosures.

The other 95% are either, part time or less motivated (for whatever reason).Your second option is the way to go if you want my opinion.

Also, the off-market listing process ensures sellers can reach the right buyer or buyer’s agents and only get interested, motivated parties.

I don't understand why the sellers are so motivated, which is what my agent told me.

They have motivations to provide answers that:1.

I would not classify it as "slamming" but just just "checking" him as we all need encouragement and motivation not the opposite.

He does try to motivate people to pick up the phone and make the calls.
