How to Maximize this owner finance deal

My plan is to use private money to get the work done in under 8 weeks, and then refi.My question comes in at the refi part- is there a creative manner to refinance so that I pay the lender back their 50K (plus interest) but still benefit from the 0% interest - or is the best bet to borrow enough monies to pay for the purchase and Reno?

They have been their 40 years but still own 167k on the first mortgage, 14k on the second, The ARV is around 215-220 (subject to change since I only did a quick Zillow Search) She said she talked to the bank and they would look at doing a short sale but she needs cash to get him out she sound like she is in a real bind and wants to move fastI explained to her we would probably need to come in under 100k to make this work and most CFD people are just looking to buy house when the have little money or bad credit but they would have to agree on a selling price, which in the condition would probably be less than what they owe..Do I have any option I can provide her?

Other projects have been live for weeks and are not yet fully funded.As for the term, the funds of course have a 2 year turn around whereas a typical fix and flip, as you mentioned, can be done in under a year. $100 minimum investment is typical on Title III portals which has not been applied to real estate yet.
