I can not do a execution of ejectment because the case was never filed in court.

So I approached the foreclosed upon owner this week to confirm that she had sold her right of redemption... she confirmed.But the investor has not filed the petition for redemption.And of course the court has not approved the sale.I am bummed about losing the deal.  

As a seller, I have sold properties/filed properties to tenant buyers using lease options.  

I'm thinking that I need to go to an electronic receipt tracking system, I've been doing it old school all these years - dump them on my desk, some month down the road go through them all and file them to folders for reach property, start a new folder each year.

We have a partnership entity, so it has to file separately and needs balance sheet accounting.

Now, the contractor is threatening to file a **lien** on the property, which could cause major delays and additional expenses.

Will be a better question for your CPA in my opinion, they'll have better visibility into what strategy will work best before filing season and EOY. 

Lien is filed and recorded and then do nothing until it gets paid or property is sold and is paid ..
