i'm fascinated by this strategy, but i'm still a little hazy on the refi portion.Also...So is this the gist of the strategy analysis:purchase cost + rehab cost + holding cost + closing costs < ARV x 75% (post refi) AND property mush CF at $XXX/month?

Not having knowledge of real estate investing isn't the end of the world I hear,I'm from Los Angeles but I travel a lot over the United States for work and I am so fascinated by real estate and the financial freedom it gives to those like myself.

Fascinating, so this is why the big players do a value push and sell or cash out to trade up every few years. 

I found all this very fascinating and exciting but being young, and lacking money I found the prospect of RE very intimidating and focused on what I was comfortable with which is technology.  

I'm fascinated by the prospect of doing this as a career and learning more and more every day.
