A Land Trust is meant to add a layer of anonymity, but it does not grant a legal barrier to prevent the court from inquiring on the beneficiaries of the Trust.

Yes, 100% you are allowed 90 days for occupancy and the lender can also grant additional days based on legal issues so long as they know and are made aware. 

Granted, it's Ohio and not seeing appreciation like we've seen in Florida - but this area in particular is seemingly healthy.

While you could be granted an exception to use a 12-month lease if the property was acquired mid-year, it doesn't sound like you have an annual lease if you rent on a shorter term basis.

I'm not sure if this is acceptable in your state, but an example might be; the master would be Heavenly Homes, Series LLC, filed as required and obtain a certificate of good standing, tax ID number, etc. for the bank account....Then, "Heavenly Homes Series One LLC" file it with that name, it has a tax ID, certificate of good standing, etc. take that to the bank show the Operating Agreement for the powers granted to those members. 

Granted we don’t typically have HVACs that require constant maintenance but our furnaces typically have about a 30 year life and cost as much as a HVAC to repair and they do have annual maintenance costs of around $200.
