City government under new Mayor administration is already showing signs of improvement over past administration which is encouraging as well. 

Earlier this year, the government did not renew or pass any law to extend bonus depreciation back to 100% after 2027, so the current phase-out schedule remains in place.In the meantime, I would recommend doing some tax planning to assess where you stand in terms of projected tax liability for 2024.

They argue that tenants wouldn't want to lose their government-supported housing, so they'll be good tenants.

I just can’t see handing the government 30-40% of that 70% in taxes owed.

It’s just 7 miles from the beach, 2 miles from a large new hospital and medical campus, and within 2 miles of the county government offices.

However, most non-government jobs are temporary.

What credit score do you think tenants qualifying for government assistance will have?

**Community Investment Program (CIP)**: Some local banks or financial institutions partner with government programs to provide low-interest loans or better lending terms for landlords who participate in affordable housing programs like Section 8.

Those hassles of dealing with an inefficient government mean less competition therefore higher returns.

Personally, I would be shocked if a government agency looked into this.
