The lease agreement is quite vague and doesn’t outline responsibilities clearly.

Interest rates atm seem quite high so will ride this out a bit longer (and ratios will continue to improve over time.) 

Even with the property management you will still have quite a bit of work to do if you own over 100 properties to make that happen.

whats the issue if you are the one underwriting the loan and it goes bad it should be quite rare to now want to charge your investors for something they did not do I suspect is going to be stepping over dollars to collect pennies.. taking care of your clients long term is part of doing bizz like Chris mentioned.. 

I assume it would have to have been quite a while for it to get cold enough inside for the pipes to freeze.

Nobody really thinks about Northern Nevada and have slept on it for quite some time.

Ideally it should still cash flow solidly but may not appreciate quite as rapidly as the bigger market.
