Few salesmen will tell you this, but NEVER use a window cleaner containing ammonia - - it will destroy the seal on the frame-glass contact and let moisture between the panes which ruins the whole purpose of dual pane glass.

You should have been representing his best interests, then you got into a transaction or dual agency asking the seller for money on top of that.Tell the seller you were buying it with your buddy, just trying to get a better deal.
