We've been continuously improving it, but it has been working exceptionally well for us since we hired a developer for the complete build-out a year ago.

Red Rock Development spent $50 million building the 600,000sqft warehouse (that Amazon now occupies) without a tenant lined up based off the projected growth.

I also look at future development plans in the area, as new projects can increase property values and attract more renters.

Growing up on one of the Ranch's in Northern Ca my dad bought to develop 2k acres.

Plus, there's huge appreciation potential here since there's so many companies moving/developing here (Intel headquarters, Amazon, FB, Google, Nationwide, and recently Anduril).

Definitely focusing on offmarket or even on market multifamily homes (minimum 4 units). started off in real estate development last 2 years but the paydays are brutal building then waiting to sell.So now looking to switch up strategies to purchase cashflowing properties and then get back to ground up construction or even possible fix and flips. 

Don't wait for problems to happen before developing a solution.

If the developer can do better than 35%, then the deal becomes even more profitable for them.
