The nice fiberglass ones can really hold up, I've installed 5 Sterling 4 pc surrounds in very small baths and they've been terrific, have kept pretty clean.

We've been using Quickbooks so that's what I recommend, either the QBO Plus (with Class feature) or the QB Desktop.

I use rentredi, for the most part it’s great, affordable easy to use, and it’s integrated with latchel which is pretty cool. but a couple of my issues with it are, there’s no way for a tenant to access and pay on a desktop, only smartphone app.

@Hank Thomas it’s common for them to start with a “desk top appraisal” (at no cost) which means they will pull from their data source to get a valuation (usually very conservative) without going to your property.
