It is definitely interesting what is happening and I could some see landlord and real estate applications coming soon if this keeps rolling.

It's definitely a sellers market here, the problem is, we can't find sellers.

I know for the forseeable future I will be based in Quantico, Virginia but I am definitely open to out of state investing!

I would definitely check Dunn and Bradstreet for any open lines of credit, liens, judgements and the like. 

The upside is if it was your primary the first $500k would be tax free Definitely talk to a tax guy BEFORE you do anything.

Oh....you can also pay off the mortgage even faster with your ample income or soon to be ample income.  3-5 year payoff time is definitely possible. 

I don't recommend throwing the baby out with the bath water, and definitely make sure you understand the nature of the Mentor you choose.BP is a great resource to meet some amazing people.
