I am a rental property investor but i hate making things complex and the last thing i wanted to do was create a separate bank account for each property..yikes.

We have already finished speculative designs for a typical quarter hectare (2500m2) 12-17 unit boutique holiday and residential apartment complex on the south side of Tulum on the Kukulkan Road connecting the town to the beaches.

I learned long ago the more complex something is the more things can go wrong.Decades ago people were chasing the first easy million and the same seems to ring true today.

In working on construction loan financing, the lender informed me I'll need to unencumber that portion of the property (makes sense) before closing on the construction loan.I understand there to be two methods generally speaking: refinancing my mortgage and removing that portion of the property in the process OR attaining a partial release from the lender to remove that land.I *strongly* want to avoid refinancing as I have an amazing rate, but partial releases seem complex and also require a survey.

I had a 104 unit complex and landlord was paying all the water.

On top of that, add being out of state and that just adds more complexity to it.

We invested in one that purchased apartment complexes in the sunbelt, Texas, Florida, North & South Carolina. 

I am currently in the corporate world-tech sales and wanting to accelerate this business but taking a different and more complex route.  

Typically, private lenders pay anywhere from $500 to $2,000 for loan documents, depending on the complexity of the deal and the attorney’s rates.

I am looking to buy an apartment complex in the greater New Orleans area.
