Than it is walking through the property and "rating" it on each check item, putting that into your spreadsheet which will get you a compilation score. 

Keep track and you will eventually have a pretty accurate bidding tool in your arsenal....you can also ask friends when they get bids, just compile the numbers...There is also this tool which is pretty good.

When you find an agent who runs a team, put that name on the list you are compiling of agents you want to interview.
