I get what your saying I was employed in the late 80s by a big syndicator in SF who had over 250 different apartments  senior housing student housing shopping  MHP and i headed up land development for them..

we are using REsimpli for our CRM and they can pull data etc. its pretty much a one stop shop for running an investment firm/renovating/wholesaling.

Then start shopping for houses, don't engage in FOMO or real estate agent pressure. 

Also close to shopping and entertainment.

What do you drive, wear, shop at, do for free time etc etc etc?????? 

Shop around if you can to determine what is a good rate to pay.

We need to establish a contract (or shop around for reputable companies that are willing to do this).

One of the most important skills you didn't mention is networking, which you are obviously doing well at too.I'd recommend connecting 1:1 (zoom, coffee. lunch, etc.) with a couple from the BP Chicago community or better yet check out some of the local meetups: https://www.biggerpockets.com/forums/521-real-estate-events-...Make friends with the meetup hosts...they will often know whos who and can help you make the right connections.Regarding your license, I think it's a great idea if you have the time and are going at it with the right intentions. 

Connect with a quality broker in your area that can shop the various companies for you and find you the best deal without compromising coverage.
