I might also buy a bunch of crap from China by the shipping container that I know I would probably use in my rentals or restaurant or could sell to business owners and store it in a large garage that I would build.

I don't know the costs, but at the end of that project, they had to have spent over 1.5 million to end up with a house worth around 800k.So to help answer your question, I suggest looking at Japan's economy as well as China's as well as the US's RE market to see what part of the cycle you are in.

A Realtor/Escrow Agent/State RE School instructor, that guy has an incredible ego.They also left out the appraisal requirements at the seller's expense as Curt mentioned..I suppose every time some RE type mentions this stuff people need to look at their expertise in finance compliance and law, then look to the agenda of that party giving that source of information.Why don't people find out that auto sales and financing is much easier than RE or brokering T-shirts from China to stores can be very profitable with very little cash?

As in many foreign countries like India, Africa, China that are investing in USA there is often a small middle class in there home countries and a small set of 1%'ers in the upper class that CONTROL to much for there own greed.
