As I’m sure you guys know how overwhelming the abundance of new information can be !

It’s true that multi family is not as abundant in Omaha as single family.  

Once you shift your mindset to an abundance mentality vs a scarcity mentality the money will start flowing your way.  

Now if an investor outside of California were to broaden their investments out of their home state and into California's market, I believe they would find properties and deals in abundance due to the fact that there is a mass amount of properties that are either abandoned or forgotten about, unpaid property taxes and preforeclosures are everywhere, and the commercial/industrial portion of unused properties is incredibly widespread especially in the greater Los Angeles area, with new market places and strip malls being built in the suburbs left and right.

If you are looking for something newer there is a limited supply of 6 unit apartment buildings built in the 50's-60's as well as an abundance of 1950's-1960's single family bungalows built in a lot of the suburbs.

The rental market is very strong for single families, especially with an abundance in healthcare occupations and a large university. 

Investor savvy contract aren't in abundance in my region, so we learned the hard way with having to hire and fire many.

I should mention too that of his abundant materials he was so proud of and shared with me, about 10% were great (he's made some great videos for sure and had a few very helpful handouts), the other 90% was junk, non-related (much of it was for realtor's) and his dropbox files were literally like sorting through a hoarder's attic.
