I recently asked my banker for a 100k loc and he seems very reluctant to do this for me.

I am making an educated guess that the Court will either order a new sale date or award the property to the bidder who bid less than the bank.

You can get 10 year terms now...I only found out AFTER I had renewed my mortgage as my banker never bothered to tell me.For sales, I think it is market dependent. 

I recently read “How to be your own banker” by Nelson Nash since I already had a whole life policy and wanted to know if there was a way to salvage “my loss.”

While Listing Brokers do get a higher number of bids awarded(They have a sign in the yard so this is to be expected) my research indicated they do not get a higher percentage of the manually accepted bids. 

Ask for a business banker. 

They can make things happen that bigger banks may think are outside the box, especially when you have a relationship w the banker.

RE  Mortgage banker etc.2. criminal and credit back ground checks with redacted personal info IE SSI. but you want them to know your not an ex felon or did not pay your child support etc.3.

Make sure you have talked to an SBA banker before proceeding.

Good commercial Bank / Bankers are I believe critical aspects of our business I know mine for sure kept me upright during the GFC.
